  • Why should I use transactional lending?

    Using our capital for transactional lending such as EMD (Earnest Money Deposit) and Double Closing opens up more opportunities for you. When you don't have to come up with the funds for every deal or have your own funds tied up in escrow, there is no limit to the amount of transactions you can do! Use our unlimited funds to scale your business!

  • What is the criteria to qualify for funding?

    For PML, EMD, & Double Closings, we evaluate every request individually and our decision to fund or partner on the deal is based on the details and merits of the deal.  


    Our HML programs require a minimum credit score of 650 for experienced investors and our rental DSCR loans require a 680 minimum credit score. The application process is quick and simple.


  • What states do you work in?

    We work in all 50 states and have a network of real estate investors, private money lenders, and transaction coordinators across the United States.

  • What is EMD and why do you lend it to investors?

    EMD (Earnest Money Deposit) is a financial commitment made by a buyer to demonstrate their serious intent to purchase a property. We joint venture with wholesalers to provide EMD so they can stand out in a competitive market and lock up more deals with little to no money out of pocket.

  • What do you charge for your services?

    We base our rates for our services on the following: the deal, the amount needed, and the length of time funds are needed.
