EMD FUNDING

EMD (Earnest Money Deposit) funding is short-term lending where funds do not leave escrow.  As a “Gator Lender,” we joint venture with wholesalers or buyers to open escrow.  Whether it’s a large deal needing a higher deposit amount, wholesalers with multiple contracts, or you simply prefer to use OPM, we are here for you! 

DOUBLE CLOSING

Double closing is the shortest timeframe of transactional funding.  Typically, we fund the A-B contract while the end buyer funds the B-C.  As regulations surrounding wholesaling tighten, double closing is becoming a more common solution while providing an extra layer of confidentiality for the investor.
